<p>So how do you get there?  Well if you believe a recent article posted on a large real estate website it will be the end of your life as you know it.  Amoung the ten or so tips were such gems as &#8216;Stop Spending&#8217;  &#8216;Don&#8217;t buy any new clothes&#8217; &#8216;lose the pay TV&#8217; &#8216;Stop going to the Gym&#8217; &#8216;Don&#8217;t take the Car&#8217; and don&#8217;t even think about going out for tea or buying your lunch. </p>
<p>Even if you can manage to stick to stick to a regime such as this and you do save a few years it is going to seem as though you have had the thing for a century!  Be patient with any friends that try it.  They will be back to normal soon enough! </p>
<p>Be very wary of the all-in-one type loans, you know salary goes into the account and you live off the credit card.  They are notoriously hard to manage and most people end up going back wards and owing more than when they started.</p>
<p>So what then? Is there anything that I can do?  Yes there is.  Just remember that if you want to pay it off sooner then you have to pay more but a little bit can make a big difference.  Take your monthly payment and divide it in half.  Ring up your lender and tell them that you would like to make that payment fortnightly.  That way you will make one full payment extra per year without even noticing it.  It will save years off your loan.  Next, at the end of your pay cycle commit to transferring any money that is left over into your mortgage even if it is only $20.  Put a reminder in your diary or on your phone.  Again this is money that you should not miss and it will make a huge difference over time.  I know someone that shaved ten years off their mortgage by using those two tips alone.</p>

			<content:encoded><![CDATA[<p>Ask any real estate agent this question and the answer will invariably be &#8220;Now!&#8221;  Most real estate agents will try to have convincing arguments that right now is the best time to sell, or buy for that matter.  Can it always be the right time to sell?</p>
<p>Ask anyone else the best time to sell question and often they will say &#8220;in Spring.&#8221;  Maybe this is because more buyers come out after a long winter.  Maybe it is because the garden is springing back to life.  Maybe we all just feel a little better that the sun has started to shine again or is it just popular belief?  Whatever the reason more properties come on to the market in spring than at any other time during the year.  Some agents now have specific marketing campaigns surrounding spring to capitalise on this phenomenon.  Some even start early, &#8220;Get in before the Spring rush!&#8221;</p>
<p>So if there are more properties coming on to the market in spring does that not mean that the buyers will have more to choose from?  Is price then affected by more houses on the market?  Do more buyers come out in Spring as well now that there is more homes to choose from?</p>
<p>When I have been out with a buyer looking at houses on a 40 degree plus day or when it is cold and raining I have often thought that they must have a compelling reason to buy otherwise they would be doing something else. </p>
<p>The right time to sell your home is when you are ready.  Thats it.  Hopefully at that time, whenever it is, there will be a buyer there for you with a compelling reason to buy.  Use an agent that charges nothing unless you are sold and satisfied and that offers a guarantee so that you are protected no matter what the outcome.</p>
